Terms and conditions
ANNUAL HOME MAINTENANCE PLAN POLICY
This Master Service Agreement (“Agreement”) is entered into between Smart Service Construction LLC (“Company”) and the Client upon purchase of any Care for Your Home service package.
1. Term of Agreement
This Agreement is valid for twelve (12) months from the date of purchase and includes four (4) scheduled seasonal visits per year, unless terminated in accordance with this Agreement.
2. Program Structure
Care for Your Home is an annual home maintenance program that includes:

Scheduled seasonal inspections
-
Digital Home Passport creation and updates
-
Allocated service hours for maintenance and repairs
-
Optional scanning and photographic documentation
-
Priority Service status
-
Access to Emergency Service
-
Discounted additional services
Specific service hour allocations are defined in the applicable Package Schedule (1, 2, or 3).
3. Seasonal Visits
Seasonal visits are performed according to a predefined schedule (Spring, Summer, Fall, Winter).
The seasonal visit structure remains in effect regardless of how included service hours are used.
4. Use of Included Hours
Included service hours may be used flexibly for maintenance, repairs, or priority tasks within Smart Service Construction’s licensing scope.
If all included hours are used before scheduled seasonal visits are completed, any additional time required for inspections or services will be billed separately at a 20% discounted member rate.
5. Digital Home Passport
The Digital Home Passport is a living digital record that may include:

Home measurements and blueprints
-
Interior and exterior photographs
-
Service and repair history
-
Warranties and inspection notes
The Digital Home Passport is updated as services are performed and may be used as supporting documentation during a property sale.
6. Optional Scanning & Photography
Home scanning and photographic documentation are optional.
If the Client declines scanning and photography:

One (1) hour of inspection time will be converted into service hours, increasing available service time.
7. Scope of Services & Licensed Partners
Included service hours apply only to services Smart Service Construction is licensed to perform.
If required services fall outside the Company’s licensing scope, Smart Service Construction will coordinate licensed and insured partner contractors, including but not limited to:

Plumbing
-
Electrical
-
HVAC
Clients receive a 3%–10% preferred member discount on partner-provided services.
8. Priority Service
All Care for Your Home packages include Priority Service.
Priority Service provides:

Priority scheduling over non-members
-
faster response times when scheduling allows
-
preferred placement in the service queue
Priority Service applies to all non-emergency service requests.
9. Emergency Service
All Care for Your Home packages provide access to Emergency Service, subject to availability.
Emergency Service applies to urgent situations that may impact:

occupant safety
-
critical home systems
-
prevention of immediate property damage
➡ IMPORTANT NOTICE:
Emergency services are billed separately at the applicable State of New Jersey emergency service rates.
Emergency service hours are NOT included in the package hours and do not reduce inspection or service hours included in the plan.
10. Additional Services
Additional service hours beyond the package allocation are available at a 20% discounted rate for active plan members.
11. Data Protection
Client information and service records are securely stored for up to 50 years and used solely for service planning, documentation, and communication. Data is not shared without consent except as required by law.
12. Termination & Refund Policy

Cancellation requires 30 days written notice

Refunds apply only if no services have been performed

The agreement may be renewed annually
13. Liability & Force Majeure
Smart Service Construction guarantees professional workmanship but is not liable for delays or damages caused by force majeure events, including natural disasters or circumstances beyond reasonable control.
This Agreement does not constitute an insurance or warranty policy.
14. Governing Law
This Agreement shall be governed by the laws of the State of New Jersey.

Optional scanning & photography:
If declined → 1 inspection hour converts to service hours
PACKAGE 2 (12 HOURS)
Total Annual Hours: 12

Inspection & Digital Home Passport: 4 hours

Service & Maintenance: 8 hours
Inspection Allocation:
-
First visit: 1–1.5 hours
-
Remaining visits (3): 40–50 minutes each
Optional scanning & photography:
If declined → 1 inspection hour converts to service hours
PACKAGE 3 (15 HOURS)
Total Annual Hours: 15

Inspection & Digital Home Passport: 5 hours
-
Service & Maintenance: 10 hours
Inspection Allocation:
-
First visit: 1.5–2 hours
-
Remaining visits (3): up to 1 hour each
Optional scanning & photography:
If declined → 1 inspection hour converts to service hours
